Four Tips to Help You Choose Your Investment Property Coverings
Any improvements made to an investment property should be based on three things: function, durability and timeless style. Use inferior products that don’t work or wear out quickly, and you’ll be facing costly replacements in no time. Install coverings which give little thought to the style or flow of the space, or worse, use a style which dates quickly, and you have unwittingly devalued your property. Either way, you’re eating into the profitability of your investment.
When we present an investment property to prospective tenants, our aim should be to make it look as valuable as possible with highly durable and stylish coverings. When a property looks its best, you create a picture of perceived value. This not only increases the rent you can charge, but the overall value of the property, which is extremely important when your bank completes a valuation on that property.
Knowing which option will stand the test of time, many feet and changing interior styles is our speciality. Here, we’ve put together some handy tips to consider when installing window covers in your investment property:
Look for commercial grade products.
Commercial grade products are those designed for high traffic spaces: they’re durable, easy to clean and have an understated style to them. Products like hybrid flooring are fantastic to use throughout an entire space: waterproof, stain and fade resistant, their real-wood look also makes them a stylish addition that won’t date.
Godfrey Hirst is another Australian company making a wide range of carpets with commercial grade capabilities that look beautiful and feel wonderful underfoot.
Neutral colour palette.
The coastal chic interior style has lots of longevity here on the Sunshine Coast and why not: clean lines, natural fibres and textures and a light, neutral palette are always in style. Not quite sure what the coastal chic style is all about? Pop into the showroom and ask Ali or Marco to run through exactly how to put this timeless and luxe look together in your investment property.
Colour in a rental space is a no-no: it dates quickly and will only appeal to a small selection of tenants. Rather go for neutral colours that make the space feel open and expansive. If the rooms feel small, cramped and dark, keep the flooring and window coverings light and fresh to create the illusion of space. Darker palettes should really only be used if the space feels large and has an abundance of natural light.
Low Maintenance.
Leaving your tenants with low maintenance coverings is a win-win. They’re happy the cleaning process is easy, and you’ll end up with a more durable and long-lasting product. We recommend Triexta carpets, a beautiful range that is cleaned with water only. For fabrics, Zepel’s FibreGuard range resists household dirt and stains with a coating process on the yarn. This is another product require nothing more than water (sometimes soap) to clean.
For the luxe look of billowy sheers, we have a wide range of polyester and polyester blend sheers which have the look and feel of linen, but are easy to clean and maintain.
Long-lasting Warranties.
Look into and take note of the warranties provided with the product you choose for your flooring and window coverings. Norman shutters provide a timeless and stylish window covering, and come with a five-year guarantee. For security screens, our preferred range of SecureView SaltWater Series has a 20 Year Warranty. Quickstep, an engineered timber laminate combing beauty and durability, has an incredible 25 Year Warranty!
